How Let's Rent personally managed a problematic tenant situation on the behalf of a remote landlord
Property management services can be a particularly attractive option for landlords who live some distance from their property, making day to day checkups and maintenance more difficult.
We were contacted by a Landlord who was struggling with the tenants occupying his rental property in Bristol. These tenants had not paid the rent for over two years.
On several occasions, he had attempted to deal with the problem himself by arranging a meeting with the tenants and driving down to Bristol from his home in Yorkshire. Each time, they had refused to open the door to him.
When this hadn’t worked, he had also tried to get assistance from different letting agencies and property management companies in Bristol. Each one he contacted said to come back to him once he has evicted his tenants, but were unwilling to help with his current situation.
The landlord was quite elderly and, by this time, struggling considerably with stress. He felt unable to deal with the problematic tenants himself and the long trips back and forth from The North were putting him under strain. He explained to us that he’d recently even had a panic attack on the motorway.
When this landlord called our property management Bristol office, we knew immediately that we had to help.
To deal with the rent collection and arrears issue, our first priority was to meet with current tenants to try and make an arrangement with them.
When they unfortunately decided not to cooperate, we served them eviction notices on behalf of the landlord.
Since the tenants vacated at the end of their notice period, we were luckily able to regain possession of our client’s property without the longer process of going through the courts.
The landlord was happy to continue to use our property management services, so we then renovated the property on his behalf using our own pool or trusted contractors. It had been looking a little worse for wear after several years of occupation, but we were able to bring it up to spec, ready for more tenant enquiries.
From there, Lets Rent fully managed the rental property on behalf of our client for over four years, removing any need for stress. This included making a rental valuation, advertising the property, bringing in new, more trustworthy tenants, and dealing with any issues or repair needs they had. During this whole period, we stayed in close contact with the landlord, sending him details of his income each month and keeping the property compliant on all legislation.
When our client finally decided to retire from being a landlord, we were able to sell the property on his behalf to another investor for a good price.
