From £540 inc VAT

Our Let Only service is ideal for landlords who prefer to manage their property themselves but want professional support in securing the right tenant.

We will:
Market your property and conduct accompanied viewings
Carry out comprehensive referencing and credit checks
Prepare a legally compliant tenancy agreement
Collect the first month’s rent and security deposit (in line with deposit protection legislation)
Notify utility providers of the change of occupants
Arrange for rent payments to be made directly to you

We also include key holding and four weeks of emergency holiday cover at no additional cost.

Please note: The private rental sector is governed by extensive and evolving legislation. Landlords choosing to self-manage remain responsible for ongoing compliance, safety obligations and tenancy management once the tenancy has commenced.

Our Fully Managed Service

Essential Management – 15% inc VAT

Our VIP Landlord Service provides enhanced oversight, priority handling and additional included services for portfolio and HMO landlords seeking a more structured approach.

Our HMO Management Service

HMO properties are managed under our structured management packages, with a small additional uplift reflecting the increased compliance and regulatory requirements

A property is considered a House in Multiple Occupation (HMO) if:

At least three tenants live at the property, forming more than one household, and
Facilities such as the kitchen, bathroom or toilet are shared

Mandatory licensing applies where five or more people occupy the property across two or more households.

HMO properties are subject to significantly stricter regulation and management requirements. Failure to comply can result in substantial financial penalties.
