Lets Rent will carry out accompanied viewings at your property, conduct credit searches on prospective applicants, prepare an appropriate tenancy agreement, collect the first month's rent and security deposit (in line with TDP legislation), and arrange for the tenant to make future rental payments directly to you. We will also notify the utility companies of the change of occupants. Further to this, we will provide you with a key holding service and 4 weeks of holiday cover FREE OF CHARGE for tenant emergency.
Is ideal for landlords who may feel overwhelmed with ever-changing legislation, do not have the time to keep abreast of regulation changes or simply may be a non-resident landlord. This service provides you with a headache-free service simply knowing that your property is in the safe hands of qualified experts who understand the private rental sector. Lets Rent will arrange for routine repairs and maintenance, and arrange for all necessary or regulatory works to be carried out as and when necessary.
The Lets guarantee rental service will be underwritten by a major insurer offering the following: Rent cover on the property, irrespective of the number of tenants, cover for the duration of your property when managed by Lets Rent, continual payment – rent is paid until vacant possession is gained, regardless of when a claim is made during the tenancy. The maximum rent payable per claim is £50,000 or the equivalent of 12 months’ rent (whichever is the lesser amount). Property solicitors will produce Section 8 or 21 Notices. Includes up to £100,000 of Legal Expenses cover to gain vacant possession for non-payment of rent. Rent guarantee will not cover void periods or whilst your property is on the market.
