Under Part 2 of the Housing Act 2004 from 8 July 2019 to 2024 all privately rented HMOs in the Central Bristol area will require a licence

From 8 July 2019 to 2024 all privately rented HMOs in the Central Bristol area will require a licence

  • under Part 2 of the Housing Act 2004
  • You can apply for a licence from Now.

The Central Bristol licensing scheme covers the 12 wards:

  • Ashley
  • Bishopston and Ashley Down
  • Central
  • Clifton
  • Clifton Down
  • Cotham
  • Easton
  • Hotwells and Harbourside
  • Lawrence Hill
  • Redland
  • Southville
  • Windmill Hill

Criteria

  • Licencing applies to privately rented flats or houses with three or more unrelated people, living in two or more households and sharing some basic facilities.
  • Co-habiting couple would be classed as 1 household.
  • Rules apply regardless of no. floor in property
  • Deadline – Landlords can submit their applications 8thJuly 2019 with a deadline until the 31st Oct 2019

Requirements for your property

  • EPC
  • Gas safety certificate
  • Satisfactory hardwire electrical certificate 5 yrs
  • Interlinked smoke alarms
  • West of England – Code of Good Management Practice
  • Costs Part 1 £414 & part 2 £841 (discounted £150 if compliant)
  • Penalties up to £30k

Advisory

  • Ensure you check to see if your property is affected, you may get
  • Areas such as St Pauls, St Werburghs, Redfield, St Andrews are not listed on the Bristol City Council website but are in fact highlighted on the ward map
  • The onus is on you the “Landlord”. Lets Rent can not apply on your behalf, we be more than happy to assist with any of your questions regarding your tenancies
  • Lets rent Bristol will not be held liable for any landlords who do not apply for a license or have applied for the incorrect licence(s) for their properties.

Re: Usman Ayub – Lets Rent Letting & Management Prior to meeting Usman, the experience in trying to rent property in Bristol for over 6 months was demoralising. A Let's Rent representative (Seb) contacted me by phone to say they'd managed to alter a few appointments for the viewing & I would be me by Usman. He was punctual & informative throughout prior to our entrance to the building. He informed me of the layout, security & access which therefore covered all the H&S criteria in case there was an issue. Once the viewing was over, Usman assured me that he will send over the documents via email for me to complete, which was actioned without delay. Throughout the legal itinerary & required information, he kept me informed which enabled me to clear up some issues the automated system rejected unbeknownst to me. Usman is a valid member of the team and the functionality of this business benefits with him as a valid member.
